Supporting work in Cardiff
We already support clients whose projects take them to sites in Cardiff and South Wales. We visit for assessments, inspections, audits and training, and we work in Wales every week, so we know where the rules differ from England.
Who regulates what in Cardiff
- Fire safety: the Regulatory Reform (Fire Safety) Order 2005 applies in Wales. In Cardiff it's enforced by South Wales Fire and Rescue Service.
- Workplace health and safety: the same GB-wide law applies, including CDM 2015 and RIDDOR. Cardiff Council covers offices, shops and hospitality, and the HSE covers construction and industry.
- Landlords: private landlords must register, and be licensed or use a licensed agent, through Rent Smart Wales. Under the Renting Homes (Wales) Act 2016, homes must be fit for human habitation, including interlinked mains-powered smoke alarms on every storey and electrical testing at least every five years. Cardiff Council also handles HMO licensing.
- Building regulations are set separately by the Welsh Government.
What we see in Cardiff
As the Welsh capital, Cardiff has a large student population with established HMO areas such as Cathays, a busy events and hospitality scene, and steady construction and regeneration. Venues that host large crowds need robust fire safety and evacuation arrangements, and landlords need to meet both the fire safety rules and the Welsh housing requirements.
